Maintenance

We conduct a thorough inspection, address any repairs needed, professionally clean the unit, test all appliances and systems (heating, plumbing, electrical), ensure smoke detectors are functioning, and check for any pest infestations. Also, we document the condition of the unit with photos and provide a move-in checklist for new tenants to sign.

Yes we do have an on-site maintenance team.

If an item needs repair, tenants can contact the leasing office or submit a maintenance request through the online portal.

Once a request is received, property management will dispatch a maintenance technician to address the problem and follow up to ensure the repair is complete.

Tenants are not required to be present for all maintenance work.

Contact the leasing office, we have a dedicated line for after-hours emergencies.

First get permission from the leasing office, as decorating could be considered a change to the property and could result in deductions from the security deposit if not done according to the lease agreement.

The fees associated with pets include a monthly pet rent of $35, a $300 refundable deposit, and a $150 non-refundable deposit.

No, we do not have a pet park on-site.

As standard appliances, we offer a refrigerator, stove, dishwasher, and garbage disposal as standard appliances.

Packages can be held with a signed package release consent addendum.

Quiet hours start at 10 PM and end at 8AM. We do not have fees for using communal spaces.

Some advice we would give first time renters include ensuring you read the lease, ask questions if you don't understand something in the lease, and determine your budget.

You can pay your rent through our online resident portal by completing a registration for the portal.

No, there are no monthly fees.

No, it does not cost anything to take a tour of our property. Come on in!

While appointments are preferred, we do accept walk-ins!

We are open Monday-Friday from 8AM-5PM. We are closed for lunch 12PM-1PM daily.

Applications can be done online or in person at the leasing office.

Applications can take about 5 business days. Our management team needs time to review all aspects of the application, contact references, and more.

Typically, you can expect to pay the application fee, security deposit, and prorated rent up front.

You can pay your rent via the online portal, money order, cashier's check, or personal checks.

Yes, renter's insurance is required to live at the property.

A flat fee for Water, Sewer, and Trash are included in rent.

You will need to contact the utility company directly to set up utility services.

The main provider we recommend for internet and cable is Cox Communications.

Currently, we do not offer a bonus for referrals.

Tenants are responsible for their guests actions.

No, we do not offer a price reduction for paying for leases a year in advance or for longer leases.

No, we do not allow for subleasing of apartments.

We have a break lease fee equaling one months rent for breaking a lease.

We have a bus line access location close to our property.

We are close to freeways I-10 and 51 which makes commuting a breeze.

We are located in the Madison School District.

Located about 1.8 miles from our property is Steele Indian School Park Dog Park.

We have several trails near our property. The Phoenix Mountain Preserve is about 3.3 miles away from the property and the Scottsdale Bike Path is about 8.1 miles away from the property.

We are located near the trendy Biltmore area of Phoenix and we are close to Bethany East shopping Center, Camelback Colonnade, Uptown Plaza, and Downtown Phoenix.
